Key information about the cost and process of a pre-purchase home inspection


Experienced Building Inspector First Building Reports offers independent property inspections prior to sale or purchase with detailed reports. Our team works across Christchurch and surrounding areas. 


We've answered some of our most common questions below, but if you have a query that's not answered here please get in touch.


Yes it is. With our special online property calculator, you get the right service, priced according to your property size. Using the calculator, you can complete the full booking online including payment and scheduling your report. 

No need to make multiple phone calls or shop for quotes. A confirmation email will be sent with your booking time and we’ll be in touch to arrange access if needed.

Prices start from $595 inc GST. This price increases depending on the property type, number of storeys, number of bedrooms and outbuildings, as well as the distance from Christchurch city centre.

Reports are paid for via our online booking system. You can pay via credit card or debit card.

If for any reason, you require any additional services not included in our online calculator, these will be invoiced separately.

There is no cancellation fee to reschedule if changes are made prior to 48 hours.
Please note that any changes made within 48hrs of your inspection may incur the following fees:

$250 FEE IF BETWEEN 24-48-HOURS NOTICE
FULL FEE IF LESS THAN 24-HOURS NOTICE

We recommend that no one - including the homeowner is present while the inspection is being carried out. 

Our inspectors are trained to carry out the inspection with as few distractions as possible so that we can carry out the inspection in great detail and not miss items due to disruption. We kindly ask anyone on site not to disturb our inspector during the inspection so that we can provide the detailed report we pride ourselves on.

All our Pre-Purchase and Pre-Sale reports have a 48-hour turnaround. This means that you will receive your report within 48hrs after the inspection has been completed unless the inspector has indicated otherwise. Usually reports are received within 24hrs.

No, we do not. Our inspectors are usually booked up a few days in advance. meaning we cant offer urgent reports.

If there no suitable booking availability, please call our office on 0800373683 and we will see what we can do for you.

Your reports are emailed to you so if you haven't received it please check your Spam or Junk folder or any other folders you may have set up such as a Promotions folder. If you can still not find your report then please get in touch and we can resend it.

When we send you your report, it will have the inspector's contact details attached. You are welcome to contact them to discuss any parts of the report that you are unsure about. 

However, while our inspectors are Licensed Building Practitioners, just like insurance assessors, they are not able to offer specific advice, so we cannot comment on any repairs that may be needed in terms of pricing, materials or methods.
